Village Grove, which was built in 1980, is located in Long Beach, California. It’s a combination of both condominiums and townhouses. It has several waterfalls and a running stream which winds through the complex. Other amenities include an outdoor spa, swimming pool, sauna, and clubhouse. Enjoy resort style living in a secured environment adjacent to single family home neighborhoods.
WHAT’S NEW!!
COMPLETED PROJECTS :
- West Drive Project completed (pending speed bump improvements)- removed trees with evasive root systems, redid shared plumbing lines, which was causing issues with townhome flooding, replaced damaged concrete, smoothed out arch doing into and out of underground garage and replanted new greenery
- Created Landscaping Committee (thank you volunteers!)
- Several underground garage leaks repaired
- Hired new Handyman
- Built realtor handrail in guard shack to remove lock boxes from front gates
- Back pond converted into an Eco-Pond with live fish and plants
- New pumps for pond and pool
Upcoming & Ongoing Projects:
- Roof leaks from recent heavy rains- working to repair leaks, while also redoing the sheeting under all tile roofs
- Re-roofed Club house
- Pool fence- on going rust removal, painting
- Beautification project- starting in spring, flowers on Centralia St & more
- Lights around complex- ongoing repairs and upgrades
- Middle pond repairs- major flooding over Thanksgiving & Christmas kept board members outside pumping streams- working on fix & Ecosystem
- Sauna Maintenance- looking for company to perform routine maintenance to Sauna room
- Possible deep dive into budget line items to make sure correct areas are being funded correctly
- Repairs to Condo 1st floor flooring- bubbling from recent weather
- Securing elevator quotes for possibly repairs/ upgrading (2021?)

Townhome flat roofs were redone. Trees were trimmed. Planter boxes were redone.
Next Up: Roof Project 2013
What- condos were patched a few years ago and one set of townhomes will be patched shortly. These roofs were not meant to last 30+ years and need to be redone. New regulations might be coming down soon in this area which will change the materials and increase the price. This project is tentatively scheduled for mid 2013 depending on cost/ budget/ severity of roof.
