Village Grove, which was built in 1980, is located in Long Beach, California. It’s a combination of both condominiums and townhouses. It has several waterfalls and a running stream which winds through the complex. Other amenities include an outdoor spa, swimming pool, sauna, and clubhouse. Enjoy resort style living in a secured environment adjacent to single family home neighborhoods.

Completed Projects:
- Pool fence painted with rust resistant paint
- Stream pump rebuilt from damage from January 2024 storms
- Subterranean garage sump pump replaced Spring 2024 due to January storms
- Main entrance gate motor replaced due to January storms
- Many roof leaks repaired from January storms
- Condo roofing completed with paper under tile repaired
- Continuing to change out lights with more efficient ones as they go out & updating wiring
- Structure repair from ground water damaged on one of the townhomes
Upcoming & Ongoing Projects:
- California SB 721 & 326 Mandated Balcony Project
- ‘Destructive testing’ now completed
- Need quotes for plans, then submit for permits, then repairs
- Will most likely be ongoing much of 2025
- 2025- 2028- all buildings paper under tile roof be replaced
- Due to life of paper under tiles, this project is planned to start after balcony project completion
- Plan is to do this project over 3 years time, with vendor determining order based on needs
- 2025- Condo 2nd & 3rd floor walk way carpet replaced
- Life of carpet is 10 years and this has come to completion
- Very stained and snags in most areas
- 2025 or 2026- 2027- Wood project around complex
- Planned for after Balcony & after start of tile roofing, start repairing/ replacing damaged wood around complex, starting with highest need
- Most likely starting with Condo walkway railings & rafter tails as those show the most significant signs of termite damage
- Route officially will be determined by vendor
