Village Grove Homeowner’s Meeting

April 2, 2009

President, Kathy Morgan, called the meeting to order at 7:05 p.m. in the clubhouse.

Topics of business:

1. The small waterfalls are off due to repairs – there are cracks that need to be re-cemented.  Ron is currently working on fixing them

2. Available parking spaces in the underground parking structure is still with the attorney.   * VG is losing money because no income is coming in  * May have to go to court. Everyone in attendance approved going to court and filing a lawsuit to get back our parking spaces.

3. Outdoor carpet in 2nd and 3rd levels of the condo will be replaced.* Individual patios may be replaced at owner’s expense.  Price will depend on size of patio.  Letter will be going out to notify the condo owners* Tammy to look into also changing the outdoor carpet on the back end of the first level condos.

 4. Robert looked into the cost of a magnetic entry door for condo area ~ estimated cost $3,000 to install.  Does not include electrical work that would be required.

5. 2 young men were seen climbing over the back wall of the condo area.  They then sat on the planters. They were asked if they lived there and they actually live in the Montair apartments.  They were asked to leave by a VG homeowner.

6. Another homeowner scared away some young adults from the underground parking at around 1 a.m. a few nights ago.  

7. A group of young adults have been seen by several homeowners being loud, and damaging property.  

8. The sauna door has been jammed.  The light has been on for several weeks.  Door cannot be open.  Needs to be fixed.  There was a discussion of possibly doing away with the sauna.  

9. The clubhouse patio area has been left with trash, beer cans, cigarette buds, and clothing

10. NO TRESSPASSING signs will be put up.  

11. Make sure to call the Long Beach Police Department when you see any trespassing.  Call the non-emergency number.  DO NOT call 911.  

12. There are several units not in code with the proper color blinds.  The board is to do a walk-around.

13. Robert will work on adding a GUEST PARKING sign to the website.  

14. Water on parking space 55 to be removed.  Kathy to contact Jill to make sure this is taken care of.  

15. Black netting on one of the north side underground parking windows has been asked to be removed by a few condo owners.  Will ask Ron to look into it.  

16. Water dripping from planter pipe is causing cement splatter onto parking space #49.   

17. Asked attendees for ideas to cover the underground parking windows.     

18. Cement broken between pool and stream.  Kathy to contract Jill to make sure that gets fixed.  

19. Remember to use the Village Grove website to notify the board and/or Brockman Properties of any concerns regarding the VG property.  www.villagegrove.us
