Servpro—Company recommended by fire department and hired to do the cleanup of the nine red-tagged units. Observations so far: Considerate of owners both those directly impacted and those impacted by the cleanup process. Knowledgeable. The onsite manager, Enan, has been very helpful. Currently they are moving the units’ contents out of the way, removing all the saturated materials, drying out the units. Goal is to get the power restored where possible. An owner mentioned the mess in the garage that was the result of the flood of water used to put out the fire. Particularly parking space #11 has a lot of debris. The garage also will be cleaned.
There is a collection box in the club house for items to help replace all that was lost in the two units that were a complete loss. Contact a board member to open the club house to make donations. Also one owner contacted Trash and Treasure in Lakewood and there are already donations being made.
Termite Report—Individual units are the owner’s responsibility. Discussion continued about making it clear since some reported that they were told otherwise and also a number of years ago the entire building was tented. Unfortunately, tenting is not a long term solution since termites return almost immediately. If major structural beams are involved, the association would need to be involved. Antimite comes to spray the property regularly. However, it doesn’t seem that they spray individual balconies or patios. We need to see what is sprayed and where they do the spraying.
Townhome roofs—with the rain a number of townhome units are experiencing leaks. Ray will be out Friday to check. Since the flat part of the townhome roofs was recently repaired he will check to evaluate if there are issues with the repair and/or if the issue is with the tile part of the roof that was not repaired at this time. Overall, the tiles on the roofs need to be addressed.
It was reported that the walkways are very dark. It was acknowledged that this is something that is being looked into.
Gutters and Drains: It was reported that the drain at Andrea’s place is plugged up. Ray will be asked to check and fix when he checks out roof on Friday.
Pipe Maintenance. The pipes in all the places in the complex are 30+ years old. There are issues to be dealt with.
Wheelchair access—there is only one way to get into the pool/clubhouse area in a wheelchair. Currently the way is blocked due to the cleanup. Another access point needs to be created. This will be looked into.
Safety training. The plan is after the cleanup and other work is done to ask for the fire department or other entity to train on use of hoses, alarms, gas shut off, etc.
Plumbing: Water Shut-off. In the condos there are valves for each stack of units to shut off the water. They are mostly not working and so when work is being done often the entire building has the water shut off.
Walkway by the entrance/exit gate is broken up by tree roots. This is a hazard and needs to be fixed. This will be addressed
Website—We will be more consistent about keeping it updated. Copies of the minutes will be posted. Question was asked if the issues that we have can be posted to the website. The reason given was so that owners could see what was happening. This will be looked into.
Dirt area near the condo mailboxes is an eyesore. This has previously been noted by the board. Due to the fire, this will most likely be addressed as part of the restoration of the property in that area.
