1) Meeting opened with Tammy discussing the work to be done to the West Driveway replacing the concrete, removing the trees, replacing the plumbing and the gas lines. It was explained this should start in the next few months, that we are still getting bids. It was decided that the plumbing has been compromised from the tree roots and will be covered by the HOA, the gas lines should be replaced due to age at the same time. This is normally a homeowner expense. We won’t know until the concrete is removed if the gas lines have been compromised by the roots and/or the demolition. If those are in effect, the HOA would also cover the cost of the gas lines, if they are not, they would be the individual home owners responsibility. Because of the late notice, the HOA is willing to front the money for the cost, if any, and an additional fee will be added to the monthly HOA dues until it is paid off.
It was also discussed that since the 8 homes will not be able to access their garages, the guest parking will be assigned, 1 per unit, for use during this time. 1 guest parking space will be used for the trash bin and there will be 1 guest parking space available. It was suggested we give MJM Plumbing a call for quotes.
2) Tammy then updated us on the ponds. Pond Doctor is now doing repairs. We have had 1 waterfall out for about 3 weeks, it will need the motor replaced and it has been approved by the board to do so.
3) There was concern that the newsletter was a conflict of interest for Maggie. All were informed it was marketing material and that Maggie paid for it herself. It was agreed she would continue to do one quarterly, that anyone that lives in the complex may place an ad at a cost of $25 per and if outside vendors are interested, with board approval, they may place ads at $35 per. These should be submitted to Maggie@MaggieShapiro.com
4) Everyone was reminded there is now a facebook page and were asked to add any handyman or contractors they use that they like.
5) it was asked that the sprinkler timers be changed to water less during the rain and that the gardeners try to clean up the pine needles better.
6) 10 new lights have been ordered and should be installed throughout the grounds soon. It was mentioned we still have some lights out in the stairwell.
7) Please be sure to lock all gates when you leave. They are sometimes left open and we may have had a package stolen recently.
8) Brockman Property Mgmt needs copies of all rental agreements. Owners, please be sure to provide to Alyceanme when you get a new tenant.
9) The board it in the midst of finding out where all the turn offs are for water, gas, etc so that we have a master list.
10) The fire extinguisher was stolen from the area off the alley and needs to be replaced.
11) Please contact Stacy Mungo and go to the facebook page for city information about pot holes. The more we complain, if we’re lucky, we’ll get moved up the list to repair them.
