Village Grove HOA Board Meeting
May 18, 2021


In attendance: Tammy, Dorian, Stephanie, Bill and Sid

Woodwork: We don’t have the money to do the clubhouse right now so we are only focusing on the gate by the ramp near the condos. The quote we have is only as an add on job to the clubhouse so we are now waiting for another quote for just that area. Alyceanne has board approval for $300 or less, anything more than that, she will need to check with the board.

Stairwells: Deep cleaning for stairways is $150 per stairwell.  Only the main stairwell is bad so we will get that one cleaned and we will wait on the other two. BOARD APPROVES MAIN STAIRWELL TO BE POWERWASHED BY PORTERS IN JUNE.


Discussed correct color for screen doors for unit #17. DORIAN TO PROVIDE CONFIRMED COLOR TO BROCKMAN, TO PROVIDE TO #17 WITH COMPLIANCE DEADLINE

Still waiting for a quote from Crown Construction.

We need to get “wet floor” signs. STEPHANIE WILL ASK RICK TO PURCHASE FOR COMPLEX AND KEEP IN CLUB HOUSE. WILL ASK PORTERS TO USE WHEN CLEANING STAIRWELLS

We need to get signs showing where condos and townhomes are located (like in a hotel hallway). – ASKING BROCKMAN TO GET QUOTE FOR SUCH SIGNS. TAMMY WILL REACH OUT TO EXPLAIN IN DETAIL (SUGGESTION FROM ANDREA)

MISSING ORANGE HOSE WAS LOCATED AND RETURNED

Anti-skid stick-on strips at the base of the ramp have been requested (Rick).

The mulch that was added to the roses in the condo planters is working perfectly!  The mildew and nastiness are gone, and the roses look amazing! 

Lighting for the stairway lights was discussed We will get one of each of the 3 to make sure winners will fit on wall and that vendor has enough for our need. WILL ASK RICK TO INSTALL ONCE PURCHASED

Roof tiles: Some of the projects have been completed (Ralph’s and Richard’s), but there are still a few tiles missing in other areas. We will wait until the trees are trimmed, then when the gutters are done, they can look at the tiles at that time.

Foundation project: They will need to dig deeper than they first thought, which is an additional $2500. The board voted unanimously to do the work. When the concrete is being done, we will also be fixing the driveway by the front entrance.

Lemon tree: The lemon tree from Barry’s unit did not survive.  As agreed on previously, it will be replaced with a dwarf Lemon tree which will have much less invasive roots.

White strips need to be painted by the cracks on the walkways with uneven levels. A larger project for a later time will be to have the walkways leveled off. (STEPHANIE WILL ASK RICK TO DO THIS)

Key exchange: This will be done July 15 at the HOA meeting and over the weekend with board members taking turns volunteering. DATE DEPENDING ON VENDOR BEING ABLE TO DO THE WORK ON THAT DATE

Next HOA meeting: 7/15 IF KEY LOCKS ARE BEING DONE THAT DAY, 7 PM Homeowners

Adding a mirror to the driveway area by the west side was discussed. Once the trees are trimmed, there should be no need for a second mirror.  This needs to happen ASAP. ASKING BROCKMAN TO ASK THE GARDENERS TO TRIM BACK THE TREE FROM AROUND THE MIRROR ON THE BRICK WALL AT THE TURN, NEAR BARRY & ANDREA’S CORNER
