HOA Board Meeting
Meeting Date: May 25 2023
ATTENDANCE: Tammy, Dorian, Sid, Bill, Iris
Start time: 6:35 End time: 8:00pm
1. HOA Meeting scheduled for May 31, 2023 at 7:00pm. Iris to post on Boards. Tammy on FB. Dorian mass email.
Board meeting at 6:15pm prior to HOA Meeting.
2. Annual Walk Through scheduled for June 10th at 8:00am. Announce at HOA Meeting.

3. Pathway Lights around complex. Tammy to ask Rick to straighten lights.
4. Landscape Committee: Iris to reach out to Kathy, Carol and Janice to see if they want to continue on committee.
5. Communication: Non urgent items to be sent to Tammy who will compile and send weekly email to Alyceanne.
6. Spa leak: Tammy to reach out to pool guy.
Pool: Continue to monitor
7. California Balcony Inspection Update: Dorian has a contact who is willing to do a preliminary review.
8. VG R and R’s: Investigate needs to update possibly in 2024.
9: Dogs allowed on leash in pool area, but not in the pool/spa/streams.
10. Carpet on 2nd and 3rd floors: Bill and Sid to research options.
11. New water heater in Club House to be installed by Rick this Friday.
12. Advance Mechanical to handle backflow plumbing issue outside 5425 Centralia.
13. Leak on East Centralia Street: Tammy to follow up with Alyceanne on status, i.e. Did plumber go to Michael’s townhouse?
14. East Fire Gate: Tammy to follow up with Rick.

Topics covered:
1. Backflow outside of 5425 Centralia
a. Board decided to pause on this project for now due to non-urgency of Backflow issue
b. Another proposal came in by AA – Backflow for both repair and replace to be considered when we move forward.
2. Centralia Leak
a. Resident has plumber coming out on Monday
b. Another resident had plumber come out and fixed the leaking toilet
d. Leak Detection Company to be set up to investigate further (if needed)
3. Pool/Spa leaks
a. Moving forward with repairs
b. Email Blast and Facebook posting regarding shut down of this area
4. Green Touch Proposal
a. Moving forward with suggested items
5. Alyceanne/Brockman
a. All communications through Tammy once a week
6. Carpet – 2nd and 3rd Floors of Condos
a. Carpet company coming out Monday at 4:30pm to give quote
7. Rick
a. Remove carpet in shopping area and trash chute rooms
8. Excessive noise in pool area
a. Sending email blast as well as post on Facebook and Boards
9. Balconies
a. Dorian has a Rotary contact who referred two companies to inspect balconies.
