Thank you all for attending last nights Open Meeting regarding SB326 California Mandated Balcony Project. We did not have an owner sign in as we allowed non owners, but residents to attend to make sure all got the needed information.

Board Members in attendance:

Discussion:

  • Start date of repair portion of project: 9/15
    • May not have workers on site until 9/17- 9/18
    • They plan to work on Saturdays, but not Sundays
    • Will work within City of Long Beach designated work hours
    • Approximately a 2-3 month project
  • Order:
    • Starting with most challenging first: Condo walkways
    • Next will move to condo’s, 4 stacks groupings
      • Starting on East Side- Stacks 11,10,9,8
      • Those stacks need to have balconies cleared
    • Townhomes following condos but might be mixed in earlier if delays with permitting, inspections
  • Will need inspections throughout
    • This could cause delays
    • Couple possibly also have team move to next area while waiting on permits, so a full week may not be given for patios to be cleared
  • Balcony Floor coverings
    • Per attorneys, only 2 types of floor covering
      • Brushed concrete
      • Original style thin astroturf
    • All others must be removed as may cause possible damage
      • Owners with other types of patio ground covering may be responsible for damages caused

Action Items:

  • Please have patience!!
  • BE READY!
  • Be mindful of construction areas and workers
  • Have balconies cleared by your designated time
  • Remove privacy coverings completely (aka: chicken wire, greenery covering, bamboo, etc.)
  • Condos- communicate balcony floor covering by end of week or will be assigned cement covering
  • Remove any now unapproved ground covering ASAP (tile, wood, anything other than cement or thin astroturf)
  • Be sure 1st floor gates are unlocked

Owner suggestions & actions:

  • Owners concerned on where to leave patio items
    • Suggested that we open a Facebook chat for those who can offer up space on their patios for storage
    • UPDATED: POST MADE but not able to ‘pin’ it to the top unfortunately
  • Owners concerned about not getting timely updates
    • Bill offered to be the middleman to get weekly updates from Crown, put in updated email and have Brockman Properties email out to residents
