Discussed solar- Tammy discussed with 2 companies, Kathy with 1 company- not possible at this time. Must have ONE owner of roof to enter into contract. Possibly will try again in a few years to see if policies have changed
Termites- we have had 2 companies come out to give inspections. Quotes are DRASTICALLY different. Have called back lower quote to confirm what is included and to inquire about subterranean terminates, as the second company marked that we had those.
- we plan to have the companies offer a discounted rate for OWNERS to get inside of units done at the same time
- INSIDE is single use and therefor owners responsibility
– Don upset that he feels the HOA should pay for all since he states the termites came from the outside then inside
– some pointed out that we did tent around 15-20 years ago and HOA paid for it all
– others then pointed out that while the HOA did cover it all, there was a special assessment so really the owners paid
– Board has reached out to Brockman Properties for clarification on the laws on this matter
Fence- we had a company lined up but they backed out. We finally got another company out to give a quote. Where waiting on quote to come in. Much of the old fence will be able to be saved. We will raise the fence to be 4 inches off the ground, which is to code but higher than it currently is. We hope that this will make the fence last longer and not have the rusting/ rotting issues
Leaf Blower- Gardeners ‘blow’ debris and leaves into the street and leave them there. they do not pick them up and take it with them. Much is going into the streams. Also, at the bottom of the stairwell at the condos by unit #11, there is a locked date and much debris and leaves get stuck back there. Can we unlock that? (email already has been sent to Ron & Jill regarding this lock)
What can the owners vote on? – board recommended that the owners attend the meetings as that is when the Board presents ideas and gets feedback from the owners. The best way that they can get a vote is to attend the meetings and if unable to, review the notes on the webpage and send any thoughts, complements, suggestions, etc to Jill for her to share with the current board.
Request was made for the Pool signs to be reposted- Barry stated that he will repost them
Recycling- Mike requested that we have recycling in the complex
-Tammy said that the last time we checked, the city of Long Beach said that they would NOT give us the purple containers to recycle
– Don spoke up that he has looked into this and that the City of Long Beach sorts through the trash at the facility to pull out recyclables, thus we are already recycling
– many owners state that they still pull out cans & bottles to recycle on their own
Condo Parking Garage- Tagging near gate (Ron has been contacted and tagging removed) Stephanie pointed out that the city of Long Beach has a tagging hot line and will come out quickly to remove tagging for future situations
Condo restrooms- owner requested that the club house be open during the summer. Most owners and board rejected this idea as the club house has been trashed in the past and who would be responsible? also, who would open it up each morning and close it each night? Then it was suggested that the Sauna be changed into a pool restroom. Inquires regarding this switch and what would be needed have been sent to Brockman Properties.
Dogs on leash by pool- are they allowed? – inquire sent to Brockman Properties for clarification
Noise complaints in condo- being able to hear folks above you running around. Also concern that the renters are not aware of the rules and CC&Rs. How do we know that the renters now?
-HOA is not responsible for making sure renters know, the owners are
– it was requested that a letter go out to all owners who have tenants, reminding them to let renters know about the rules and that the owners are the ones that will be held responsible- request has been sent to Brockman Properties for such letter to go out
Dark walk way by fire construction- can temp lighting go in there to point out edges of fencing that are sticking out- approve secured from Jill and will be purchased this weekend.
Board reminded owners that we do meet with all about once a quarter. Board meets every 6 weeks. These meetings are rotated between planning meetings and HOA meetings. The board also generally meets once a week to discuss small items or to meet with vendors for quotes, etc.
Please start thinking about who wants to run and be on the 2016 board. if you want more of a vote, run for the board!! Fresh ideas are always welcome!
