Village Grove Homeowners Meeting June 5, 2019

COMMUNITY PANCAKE BREAKFAST, THURSDAY, JULY 4, 8:30 – 10:30.
Pancakes provided, please bring whatever you’d like to accompany them and meet your neighbors.

1) Pond Update – With the rain causing problem and no chemicals used when the ducklings were there, the ponds have been looking poorly. Part of this is due to the fact that there are no filters, never have been. We’re getting quotes on that. Prior, far too many chemicals were thrown in. So while pond looked better, it contributed to burning out the motor.

2) New handyman begins mid June. Rick Bayliss. He is a professional handyman so feel free to consider hiring him for your personal needs.

3) West drive project to begin soon. Board meeting with contractors around 6/24. Concrete cost is $42,000, tree & root removal $3000, plumbing $3600. This does not include any unforeseen circumstances. Start date once we know how long it takes for permits. Good news is it looks like the gas lines will not need to be replaced though one needs to be repaired. Guest parking will be utilized for owners at 1 per while the work is being done. This will leave 1 spot for the trash bin and 1 spot for guests. Frances was kind enough to offer her extra space in the parking garage.

4) Trash Bin overflow – DO NOT OVERFILL THE TRASH BINS. If one bin is full, utilize the one on the alley. DO NOT LEAVE ARTICLES OUTSIDE THE BINS. We don’t want rodents and no one else should be responsible for moving your trash. Should you have an article to donate, send to Tammy or Eric to be posted on our facebook page. If no one wants, please dispose of. Break down boxes and larger articles.

5) Condo Elevator is past it’s life span. We are researching replacement costs. Likely 1 -2 years down the road.

6) Town home roof. We have 3 that need repair and 1 that needs replacement. Total cost around $23,000. Replacement for all the tiles roofs is on the schedule for this year, however, due to other large repairs, will be postponed. Likely next year.

7) We have termite damage at the condo. Please check your railings and if it looks like you have damage, give Alyceanne at Brockman a call or email so we can get yours checked for treatment and/or repair.

8) Trellises are due to be installed on Thursday at the front entrance. This is to bring the flowering plants back to the look before all the painting is done.

Miscellaneous:
Alley fire extinguisher keeps getting stolen. Alyceanne to contact fire department to see if we can move to interior location.

City will make 1 x annual pick up of large items. You have to call them. Alyceanne to verify they still do this.

Leaking on parking spaces. It leaks above #56 and water splashes on #11. Handyman to look in to, #11 may be sprinkler adjustment.

Condo closet doors – Alyceanne – how does owner get replacement? Do we have any that were taken down? Newer owners want shade replaced with doors.

Pond Doctor spilling chemicals. When the clubhouse was being used it was noticed that when working on the ponds they spill chemicals in the clubhouse. They should be doing this outside and cleaning up after themselves.

Intro to Rick.

Tammy reviewed origin of ponds and updates so far. Cost to put in sand filters vs cost to convert to Eco system.

Everyone voted yes for the Eco system.

Info was put on facebook so those who didn’t attend could vote and were given until 6/28 to vote.

It was approved and work began 7/1 to be completed by 7/3


Notes from meeting with contractors re” West Drive

Make sure Fred knows that they may be parking in front of his drive when work is being done.

Should be 4-5 weeks total. Concrete takes 4 weeks to fully cure. May cure faster depending on weather.

1 parking space per unit in front. Guest parking will be assigned. Eric ok’d to use Francis’s spot as she has an extra one.

Per Kindle Construction, no permits are required for flat concrete. They will call 811 prior to beginning. Scotty’s says they won’t need to pull permits. Did state flow lines may effect gas lines, we’ll have to see as we go along.

Tree removal is 2-3 days, as is concrete removal. Trees should be done first. Plumbing can be done at same time as concrete demo. Only needs 1 day, may need more if Ralph does clean out. Can also do sleeve pipes for gas lines at same time.

Form, grade and pour concrete is 5-7 days. Will need flow line for drain.

Likely additional plumbing cost as cleanouts may have to be adjusted to the height of the new concrete.

If there is a sink hole, it will take additional time to complete.

Possible trees: Chinese Elms, Weeping Willows. WW only have to be trimmed every 2-3 years which would be a money saver. For bushes Pittisporum and for ground cover Diamondia. Crreping Speedwll, Rupturwort or Green Carpet. All suggestions from landscaper.
