Minutes: owners started arriving around 6:40pm. Meeting concluded around 8:30pm
Discussion: We had a great turn out. We even had people sitting in the kitchen as there was no room left in the main room! It was great to have so many come out to discuss this extremely important topic.

- HOA Board New Learnings from Attorneys
- Can no longer involve owners on dues increases amounts or special assessment amounts; can only use Reserve Study as a guide
- Since an owner is demanding their paper tile roofs be replaced due to age (reserve study shows years left, but vendor states some paper/ unknown amount does need repair)- this must be done over next 1-2 years-
- Plan to start with the worst, then proceed, based on vendor recommendation
- Guessing cost will be around $450,000 so maybe special assessment next year as well to fund this repair
- Due to needing to replace things based on age- condo carpet must be replaced next year as well (expecting cost around $50,000)
- Board will try to use Attorney contract to have attorney provide class to new board each year to stay on top of new CA requirements
- Addressing HOA Board Accusations
- Board addressed with the large group the accusations that have been said to/about us, to see if others felt the same and we could discuss
- Board accused of fraud/ mismanagement of funds (see packet for where money has been spent and how dues increased came about- owners votes)
- Board accused of only carrying about condos
- Board accused of not doing anything
- Board accused of playing favoritism
- Owners at meeting, that did speak up, said that they did not feel that way and were surprised by accusations
- Board said that if anyone wanted to speak about this more privately, to set up a meeting with the board through Brockman and we will be happy to listen and discuss
- Mailboxes- (Added topic off of the agenda)
- New break in, this time at Townhome mailboxes where it appeared someone had master key
- Board has asked Rick to investigate nearby apartment to see what mailboxes they are using, and all seem very similar to ours; not too many options
- Board begged everyone to check mail often and get packages in immediately
- Upon leaving the meeting, board witnessed several townhome mailboxes left open
- Upon leaving the meeting, the board noticed stolen, opened package in guard shake for Kari Bass
- Board discussed the camera option with the attorney again, and is look into cameras as a deterrent
