HOA Board Meeting Notes
January 14, 2026 7:00 PM
In attendance: Tammy Roether, William Torres, Sid Shapiro, Monica Blumenfield, and Carole Schultz

Explained/updated on current projects and issues
Reviewed financials
Discussed roofing project
HOA assessment possible
Bill resigned as a board member, but offered to continue helping with balcony project updates and email verbiage
Board positions discussed and chosen:
President – Tammy
Vice President – Sid
Secretary – Monica
Treasurer – Carole
Unofficial Volunteer Position for Clubhouse Rentals – will ask Stephanie if she is willing to continue helping with this. If so, Monica will give Stephanie her key to the clubhouse.

Discussed wood project
Revisited roof project discussion regarding whether to patch (eventually will be a waste of money) or do the entire roof (we don’t really have the money right now). Carole wants to do more research. Vote on whether to patch or completely replace roof pinned until Carole can do more research.
Discussed VG looking like we are short of money because we can’t do any nice to do, example gardener
Happy to have a Townhome homeowner on the board so she can provide information that will help make more educated choices
Discussed ballots and finding a cheaper voting option. No one wants to give their personal information for two years, but we’re open to volunteers.

Discussed carpet project and carpets for the balconies
Discussed huge amount of leaks/old pipes in the garage
Discussed plumbing projects and how hallway closets need to be ripped out for pipe repairs
Discussed termite damage
